Rental Terms and conditions
We hope you will enjoy your stay at The Gothic Mansion. We make every effort to ensure that you are as comfortable as possible. In order to ensure the welfare and safety of both guests and
neighbours we ask that you adhere to our good housekeeping rules below.
After a short induction you will be requested to sign this form, as an acceptance that yourself and all guests have read, listened and understood your groups obligations during the rental.

1 General requirements
a) Guest and Visitors must comply with all Terms and Conditions, By-Laws and instructions from
the Manager and during their stay; and
b) Guests must notify the Manager of any disputes or complaints from neighbours as soon as is
practicable.
c) You must be 30 years or over and agree to take full responsibility for the temporary rental of the property.
2. Noise and Residential amenity
a) Guests and Visitors must not create noise which is offensive to occupiers of neighbouring
properties at any time, but especially between 10pm 8am and during arrival and departure or
any time throughout the occupancy;
b) Offensive noise/behaviour is prohibited and may result in termination of permission to occupy
the Property, eviction, loss of rental paid and other expenses which may be deducted from the
Bond under the Terms and Conditions; and
c) Guests and Visitors must not engage in anti-social behaviour and must minimise their impact
upon the residential amenity of neighbours and local community.
D) The use of drugs and illegal substances are strictly prohibited and will not be tolerated
anywhere on the premises.
3. Visitors
a) Guests are responsible for ensuring the number of Visitors are kept to a minimum; and visitors
not part of the party, must not be invited to stay overnight without permission from the owners.
b) Guests are responsible for ensuring that Visitors comply with all House Rules.
4. Gatherings or functions
a) The Property is not a party house and any such activities are strictly prohibited. In particular,
we prohibit the activity of drinking games and getting overly drunk and rowdy.
b) Any gathering, celebration or entertainment at the Property must not conflict with residential
amenity and must comply with all the other requirements.
C) Guests are prohibited from bringing any hifi, PA or music equipment to The Gothic Mansion. We supply iPod docks and a cd player. Guests are welcome to enjoy the music equipment we supply. All music and noise generated by guests must not permeate the walls of the mansion.
D) for your convenience, there is a 24 hr manager on site, who will ensure your stay is comfortable.
E) All music must terminate at 12pm
F) Guests must refrain from using the grounds after 9.30pm. For your comfort there is a smoking
room in the basement. The garden is restricted to family use only and alcohol is not permitted in
the gardens. Garden equipment such as swings are used at your own risk and children should be supervised.
G) It is strictly prohibited to play music in the gardens or with the windows open.
H) The back doors are on door closers which must remain free at all times and not propped open. Whilst playing any music all doors and windows must remain closed.
I) Please refrain from wearing fancy dress outside the vicinity of the house.
J) Our Jacuzzi takes 3 persons maximum. We expect the jacuzzi facilities to be used responsibly. Please do not bring food or alcoholic drinks into the jacuzzi. Please make sure any water brought in, are in plastic cups only. The bathroom doors must be kept shut when showers and jacuzzi in use. If left open, the detectors are sensitive and if steam gets in, you could find yourself woken by the fire alarm. The jacuzzi is
used at your own risk. We also recommend that all sprays including under arm and hair spray and sprayed inside the bathroom, in order to keep the aerosols from interacting with fire detectors.
H) It is strictly prohibited to keep food and alcohol in bedrooms. Taking water to bed is fine. We have beautiful silks and antique chairs, which, if there were spillages, would be costly. Please feel free to make full use of our well stocked large kitchen/dining room, lounge, games room and of course, the Grand Dining hall!
5. Parking
a) Guests and Visitors are to comply with parking regulations and other requirements set out and
show consideration to neighbours and other vehicles; and
b) Parking arrangements at the Property are as follows: Guests and visitors are to park in our
carpark at The Gothic Mansion or on the driveway.
C). Please ensure taxis are requested to drive into the car park, engines are turned off and the taxi company are notified not to beep their horn whilst waiting for guests.
D) please ensure that all guests come and go quietly from the mansion, especially if returning in
the early hours, please do not talk until you have entered the house.
6. Rubbish and recycling
a) Guests and Visitors are to dispose of rubbish and recycling in accordance with the usual practice
at the Property in the allocated bins, and excess rubbish must not be left in public or common
areas; and
b) rubbish and recycling arrangements at the Property are as follows: General waste bin,recycled at
plant. green bin and blue bin. for glass. Please do not put glass in the general bin as this will be
chargeable back to you.
7. Security
Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.
8. Smoking
Smoking is NOT permitted indoors. however there is a smoking room on the lower ground floor,
which will be available after 9.30pm at night and until 8am.
9. Pets
a) Pets are permitted, please keep your pets to wooden and stone floors.
b) You may only bring pets with express permission of the Manager.
c) Pets terms & conditions available on request. A maximum of two allowed at any time.
10. Cleaning
a)The property it to be left in a satisfactory clean and tidy state. Furniture, fixtures and fittings are not to be altered or moved between rooms.
b) A vacuum cleaner is located in the hall and cleaning products are located in the kitchen
c) In the event of excessive cleaning requirements, an extra cleaning fee may be subtracted from
your bond.
11. Damages and breakages
a) Damages and breakages must be reported to the Manager.
b) Any damage, breakage or loss of furniture, furnishings, fittings, equipment, locks or keys must
be paid for by the guest, other than acceptable wear and tear. If the amount exceeds the bond, the guest agrees to pay the difference.
C) please refrain from use of blu tac on all walls. You are more than welcome to use blu tac on door frames. All blu tac must be removed before departure.
D) please do not move the large antique dining table in the hall. If other furniture is moved please
put it back at the end of your stay.
12. Departure arrangements:
a) On departure, the property must be secured with all windows and doors locked and gate locked.

14. Compliance
The Owner and Manager reserve the right to terminate permission to occupy and to evict from the property, guests or visitors who refuse to follow the above conditions or who cause a nuisance.
15. CCTV
The premises are protected by CCTV in communal areas/ grounds and will be actively
monitored by security officers on call.
16. Complaints
Every effort has been made to ensure that you have an enjoyable and memorable holiday. If
however, you have any cause for complaint it is important that remedial action is taken as soon as possible.
It is essential that you contact us if any problem arises so that it can be speedily resolved. It is
often extremely difficult (and sometimes impossible) to resolve difficulties properly unless we are promptly notified. Discussion of any criticisms with us whilst you are in residence will usually
enable shortcomings to be rectified straightaway. In particular, complaints of a transient nature
(for example, regarding preparation or heating of the Property) cannot possibly be investigated
unless registered whilst you are in residence.
17. Booking Amendments
If you need to cancel or amend your booking you must phone us as soon as possible.
You will also be required to confirm your cancellation in writing or by email
The deposit is non refundable. If you cancel your booking more than [eight] weeks prior to the
Arrival Date, we will retain the Initial Deposit and refund the balance of any money you have paid to us.
If you cancel your booking less than [eight] weeks prior to the Arrival Date, we reserve the right to retain the Initial Deposit and the Rental, and refund the balance of any money you have paid to us. In these circumstances we will refund the Rental (less any additional costs incurred) to you if we are able to secure an alternative booking for the Property.
Any payments involving International Bank Transfers, the client is liable for any banking fees required paying, and is not the responsibility of The Gothic Mansion. This includes transfer and refunds of damage deposits.
18. If we cancel or amend your booking
We would not expect to have to make any changes to your booking, but sometimes problems occur and we do have to make alterations or on very rare occasions, cancel bookings.
If this does happen, we will contact you as soon as is reasonably practical and inform you of the
cancellation or the change to your booking and if it is necessary to cancel your booking, we will
limit the refund to the balance of any money you have paid to us.
